This assessment report is for the proposed multi-story mixed building development consisting of four levels containing a basement car park, medical centre, retail/commercial occupancy spaces, and a basement car park.

The purpose of this report is to analysis and outline the building developments ability to comply with areas of the Building Codes Australia 2019 (BCA) and those areas which do not comply with the BCA.

Background

STB Consultants is engaged by the University of Newcastle, to determine compliance with the provisions of the Building Code of Australia 2019 (BCA) for the proposed new multi-story mixed commercial development located at University Road 2300

BCA Clause BCA Requirements Compliance Review

A6 Building Classification Class 5 a building which is intended for commercial or professional services such as offices.

Class 6- a building where sale activity is carried out between vendor and public.

Class 7a A building which is a carpark.

Class 9a generally a building which providing public services for health care services Fourth floor and Third floor comply with Class 5 intended use for offices

Second floor offices and medical centre complies with Class 9a and Class 5

Basement complies with Class 7a intended uses for a car park

Fist Floor complies with Class 9a with intended use for medical centre and pharmacy. The caf will consider Class 6 as it is more then 10% of the floor area

Part C1 Fire resistance and stability

C1.1 Type of construction required The minimum type of fire-resisting construction of a building as specified in the BCA Table C1.1

Type A applies to this development as it has a rise in 4 storeys

C1.2 The rise in storeys is the sum of the greatest number of storeys at any part of the external walls of the building and any storeys within the roof space The rise in storeys proposed here is 4.Note the basement and plant room have been excluded as per C1.2 b

C1.3 The Type of construction required for the building is the most fire-resisting Type resulting from the application of Table C1.1 Type A construction will be required FRLs still required for the different storey for different classifications.

C1.5 A building having a rise in storeys of 2 may be of Type C construction The proposed building is a 4 storey class 5,6,9a and 7a this would not apply
