Assessment 1 Preparing for the building audit
In order to complete this unit you will be required to plan, conduct and report on building audits of four separate buildings. Prior to visiting a site and conducting your audit you will need to prepare for that audit.
In Assessment Task 1 you will demonstrate how you will prepare for the conduct of those audits.Consider the requirements for preparing an audit plan that are set out in your learning manual.
Part 1 Preparing an audit plan template
Submit for assessment, a template that you intend to use to prepare for your audits in the assessments to follow. There is no mandatory format for conducting building surveying audits but there are general requirements that must be met for every audit.
The template plan may be one that is already in use in your organisation or alternatively, you may develop your own. Advice on the preparation and content of audit plans is included in the Learning Manual. A suggested template is provided in the Learning Manual for your information.
Your plan MUST include allowance for the following:
Confirmation of the property details and purpose of the audit
Determination of the scope and limitations and negotiated of agreed criteria of the audit
with the client and other relevant stakeholders.
Review of building plans and documentation prior to and during building surveying audit.
Provide a list of plans and other documents you consider that you would be
likely to need for reference in order to complete a building surveying audit of a
Class 1 or Class 10 building.
Confirmation of building ownership and classification and owners permission is arranged
access to the building.
Identification and research of compliance requirements for the building according to building
classification, location, and potential change of use.
Identification Work health and safety (WHS) requirements are and application to the planning process.
Identification and engagement, where appropriate, specialist consultants with relevant expertise.
Ensuring that liaison with relevant stakeholders, including local planning authorities, is undertaken as required to confirm compliance requirements and relevant planning
permissions.
Include a copy of the checklist that you intend to use during your inspection.
Part 2 Building Plans and other documents
The purpose of this exercise is to establish your capacity to read and interpret plans and other building
documents that relate to commercial buildings.
In the earlier unit CPCCBS 6004, you assessed plans of residential buildings.
Consider a set of plans for a commercial building.
Describe the BCA classification of the buildings. Which volume of the BCA applies?
Provide a general description of the buildings.
Identify the relevant Planning Scheme, Local Environmental Plan and note the zoning of the site.
Note what services are available. Note how this may differ from the requirements for a residential building
Note any specialist consultants that you would expect to provide technical reports to support the plans. Note how this may differ from the requirements for a residential building.
Comment on the presentation of the plans. Compare the requirements for a set of plans for a commercial building with those for a residential building.
Assessment 2 Class 2, 5, 6 and 7a (Site visit and report)
You are required to make an assessment of a building that incorporates BCA classifications 2, 5,
6 and 7a. The building must incorporate elements of each classification. You must plan for the audit, make a visit to the site and report your findings.
It is recognised that some students may have difficulty finding an application that incorporates classes 2, 5, 6 and 7a within the same building application. If you are unable to source an application that comprises all of these building classes, then you may still report on an application that contains at least some of the required classes. In that event you must contact your teacher at TasTAFE and seek reasonable adjustment to the assessment task. Your teacher will expect you to have made a reasonable effort to uncover a building project incorporating all of the specified building classes. You will be required to include in your assessment report, details of the additional considerations that you would need to make if the additional building classes were to be added to the application.
Your written report must be submitted in accordance with the Building Surveying Audit Report format set out in the Learning Manual. You must include a copy of your audit plan with your report.
For this assessment report, also assume that your client has requested that you pay specific attention to soil analysis.
Your report MUST include reference to at least one specialist consultant from the list that is included in the Learning Manual.
Your report should include the following attachments as evidence:
Site identification plans
Evidence of owners consent.
Evidence of actual participation
Copy of the completed checklist.
Assessment 3 Class 3 or 9c (Site visit and report)
You are required to make an assessment of a building that is either Class 3 or Class 9c. You
must plan for the audit, make a visit to the site and report your findings.
Your written report must be submitted in accordance with the Building Surveying Audit Report
format set out in the Learning Manual. You must include a copy of your audit plan with your report.
You are to consult with a practicing Building Surveyor in the preparation for, and conduct of, the audit. The Building Surveyor must observe you in preparing for and carrying out the audit and in negotiations with relevant construction industry professionals. The attached Third Party Report form must be completed by you, endorsed by the building Surveyor and submitted with your assessment.
Your report MUST include reference to at least one specialist consultant from the list that is included in the Learning Manual.
Your report should include the following attachments as evidence:
Site identification plans
Evidence of owners consent.
Evidence of actual participation
Copy of the completed checklist.
Third Party Report completed and endorsed by a certified Building Surveyor who has
observed you undertake the tasks set out in the attached Third Party Report form.
Assessment 4 Class 7b and 8 (Site visit and report)
You are required to make an assessment of a building that incorporates elements of Class 7b and Class 8. You must plan for the audit, make a visit to the site and report your findings.
Your written report must be submitted in accordance with the Building Surveying Audit Report format set out in the Learning Manual. You must include a copy of your audit plan with your report.
Your report MUST include reference to at least one specialist consultant from the list that is included in the Learning Manual.
Your report should include the following attachments as evidence:
Site identification plans
Evidence of owners consent.
Evidence of actual participation
Copy of the completed checklist.
Third Party Report completed and endorsed by a certified Building Surveyor who has observed you undertake the tasks set out in the attached Third Party Report form.
