1. Background and RationaleBackground:To avoid flaws and preserve their durability, residential buildings need frequent upkeep. Preventive maintenance is frequently disregarded, though, which necessitates costly corrective repairs. According to studies, preventive maintenance practices can cut down on the requirement for corrective repairs while also being cost-effective. The usefulness of preventive maintenance practices in residential structures has not been thoroughly studied, though.

Research Gap:Research that particularly assesses the cost-effectiveness of preventive maintenance measures in minimising flaws and enhancing the durability of residential buildings, as well as contrasts the price of preventive maintenance measures with the price of corrective repairs is lacking. The majority of the currently conducted research on this subject focuses on commercial structures or certain building systems, such as HVAC systems (Liu, Balieu and Kringos, 2022).

Literature Review:The present demands of sustainable practices and sophisticated building systems, which produce more diversified and complicated maintenance difficulties, make modern building maintenance practices difficult (Gilabert et al. 2017). Building maintenance procedures include a number of steps, including designing, soliciting bids, executing, verifying, and approving buildings whose maintenance is handled by a reputable maintenance organisation (Hauashdh, Jailani and Rahman, 2022).

Furthermore, completing maintenance work necessitates the extraction of natural resources, materials, and energy. A number of negative effects on building performance, energy consumption, maintenance costs, user satisfaction, health, and safety are caused by the employment of inefficient practices in maintenance work processes (Ismail, 2021). In other words, it has a negative impact on the social, economic, and environmental spheres.

Today, a number of building industries maintain their structures using a reputable maintenance organisation or facilities management. Many parties are involved in the various stages (defect inspection reporting, tendering, execution and verification) that the maintenance works in maintenance-managed buildings that are funded by the allotted budget go through (Igwe and Usman, 2019).

Because of this, it appears that there is a dearth of specialised study, which fully offers systematic techniques for building maintenance procedures based on practical maintenance procedure methods (Liu, Balieu and Kringos, 2022). Therefore, the focus of this study is on buildings that are maintained and are often run by a maintenance organisation, facilities management, or maintenance department.

Research Significance:This study is important because it addresses a problem that significantly affects the economy, the environment, and the great majority of homeowners. The research's contributions include determining the residential buildings' most cost-effective preventive maintenance strategies, offering homeowners a framework for preventive maintenance, lowering the need for corrective repairs frequently, and ultimately extending the lifespan of residential structures (Qin and Stewart, 2020). The best approaches to encourage and provide incentives for preventive maintenance practices can be learned from this research by legislators and property managers. Lastly, the study can add to the body of knowledge expanding on environmentally friendly building techniques.

2. Research Problem and Research QuestionsResearch Problem:The main research issue is the disregard for preventative maintenance procedures in residential structures, which causes a rise in flaws and necessitates the use of costly corrective repairs. By assessing the efficiency of preventative maintenance practices in lowering flaws and boosting the durability of residential buildings, the research intends to address this issue.

Research Questions:The following research questions will be addressed:

What are the most frequent flaws in residential structures that call for corrective repairs, and how much do these repairs cost?

What preventative maintenance activities may homeowners carry out to lessen flaws and improve the toughness of their residential structures?

How much do residential Building Preventative Maintenance Procedures cost to undertake, and how does it compare to the price of corrective repairs?

How cost-effective are preventative maintenance practices compared to corrective repairs for minimising flaws and enhancing the longevity of residential buildings?

What are the most economical preventative maintenance procedures for homes, and what effects might their use have on the durability and sustainability of homes?

Insights into the cost-effectiveness of preventative maintenance practices and their possible influence on the sustainability and longevity of residential structures will be gained by addressing these research questions.

3. Aim and ObjectivesAim:

This study compares the cost-effectiveness of preventive maintenance procedures with corrective repairs in order to assess how well preventive maintenance procedures reduce flaws and increase the durability of residential structures.

Objectives:To find preventive maintenance practices for homes, which lessen flaws and improve toughness

To calculate the price of residential building preventative maintenance procedures

To calculate the price of residential building corrective repairs

To evaluate the cost-effectiveness of corrective repairs versus preventive maintenance in residential buildings

4. ScopeThe focus of this study is confined to residences in a particular region. The study will concentrate on preventive maintenance practices that can be carried out by householders without the requirement for expert knowledge or tools. The study will take into account the most typical flaws in residential construction, including plumbing, electrical, roofing, and foundation problems. The cost of corrective remedies for these flaws will also be taken into account in the analysis. Preventive maintenance procedures for things such as HVAC systems or elevators that need for specialised tools or expertise will not be covered by the study. The potential effect of preventive maintenance practices on the resale value of residential structures will also not be taken into account by the study. Overall, given the financial and time constraints, the study's scope seems suitable and practicable.
