You can submit your cost plan in Word or PDF format. In addition, you can submit as many supporting documents as you wish in Word or PDF format. This should be submitted into the folder marked Assessment 2 Submission point within the assignment tab on Blackboard. This submission does not include a similarity index. As the University will mark assessments anonymously where this is possible, please use your student roll number and not your name on your submission. Please name your report as "CW2 Cost Plan - Student ID", ensuring that you replace "Student ID" with your actual student ID number. For example: 'CW2 Cost Plan - 00123456'. Avoid using symbols such as '@', '!' or '$' in the file name. Including these symbols may cause issues when Blackboard processes your submission. |

Background: You are employed as a Chartered Quantity Surveyor within a prominent multi-disciplinary consultancy renowned for delivering diverse professional construction services. Your expertise has been engaged to assist with a new residential development in Bolton, commissioned by New-Way Builders, where you will undertake following responsibilities to contribute to the successful delivery of the project. Project Details: New-Way Builders commissioned the practice to undertake professional consultancy for the extension of a new residential development project in Bolton to provide dwellings for private sale on the open market. New-Way Builders have developed an aggressive focus on price certainty with a strong desire to minimise risk. Accordingly, the project will be procured using design and build contract at RIBA Stage 3 design, with an amended JCT 2016 Design and Build Contract. The practice must therefore provide an accurate stage 2 cost plan (Formal cost plan 1) for New-Way Builders house Type A, the only house type to be developed on this site of 50 properties, which will also form the pretender estimate for the project. It is envisaged that the project will be tendered during Q3 2025, commencing in January 2026 with completion by July 2028. In addition to the Gross Internal Floor Area of the building, the following items must be measured and adjusted at element, sub-element or component level as detailed in the NRM1 measurement rules:
- Upper Floors
- Windows and External Doors
- Sanitary Installations; specification - Ideal standard concept range in white
You should provide a full take off for these elements using Dimension paper.
All other elements are to be established using GIFA comparable data from similar schemes (Please ensure your accessibility to BCIS Online in the Library). Suitable allowances must also be made for NRM1 cost centres 0 and 9 to 14.2 inclusive as appropriate.
Please allow an undefined provisional sum for external infrastructure of
30,500 per unit.
As well as completing the template for the cost plan, you should include in your submission all supporting calculations and explanations of the choice of costs and other figures included in the elemental cost plan.
Please include any referenced documents or cost reports to evidence your work and refrain from providing web links to data or information sources.
Prior to submission, please confirm that you have provided the following documents to ensure the work is complete.

Reassessment |
