Introduction: In this report five different aspects are discussed and analyzed for a commercial building i.e. Mini Shopping Mall, with a target budget of AED100 Million.

1. Quality

Definition:

Quality means meeting customer requirements and exceeding expectations, with degree of excellence in case it commercial building so may be exceeding in terms of design and utility of the Mall building (Quality, n.d.)

Goals -The main goal of maintaining the quality to construct a safe, useful building within set timeline and budget limit of AAED100 Million

Realities In reality the expectation of the customer in construction projects is that they get new design, latest furniture and fixtures, automatic equipments for the better utility,

more space. So according to them the quality includes all these and provided in less cost and after sale services i.e. in mall construction project may be maintenance part. Building

owners generally will pay for quality construction as they will ultimately save on the future repair and maintenance charges (Caldeira, 2019)

Alignments and Enhancements- In this construction project, team can decide on outsourcing few of the tasks and activities to improve the efficiency of the project cost and

project duration. Team will also analyses latest technology e.g. BIM Software to design the 3D Model, control cost and project secluding etc. It will also improve the overall project

quality in terms of design, safety, cost and timely management of resources.

Transformation(s) By improving and implementing the transformation projects , overall construction quality can be improved by cost reduction ( i.e. may be 10% ) , monitoring

the variances by keeping the accuracy to 99% as per the budget etc. will give the best output in terms of quality of the project.

Measurements: - Qualitative data like Project completion schedule, cost comparison from other Mall projects of similar nature, Customer satisfaction rating, vendor rating etc. will

be used to measure the performance.

Quantitative data like budget vs. actual resources, cost etc. will be used to check the financial performance.

2. Multi-Factor Productivity

Definition: Multifactor productivity (MFP) isa measure of economic performance that compares the amount of output to the amount of combined inputs used to produce that output

(U S Bureau of Labour Statistics, n.d.)

Goals Goal to calculate the MFP is to be find out the yield or overall performance, as it is calculated as Output/Combined input

Realities Project will use all the standard norms, rules and bylaws of construction industry like fire, water and other important Govt guidelines for commercial building to produce

the output

Measurements: All data related to input resources like, cost of manpower, Machine cost, Material cost including energy etc. will be used as quantitative data, and Market value of the building will be used as output value to measure the result

3. Material Logistics

Definition: - Material logistics can be defined as the art of loading moving and delivering the equipment and troops. It is used as in interface between difference functional teams

involved in the project like planning, coordination and control etc. for the supply chain of the whole project (3PL Links, 2024)

Goals - Goal is to implement it to save the logistic cost by at least 5% of the total material cost of construction.

Realities- There are various guidelines like Govt tax, import regulation for input to be imported from other countries, International supply chain regulation.

Alignments and Enhancements Various supply chain tools are available to track the material and control the logistic cost which can used in the project , like Tally , NetSuite, SAP

etc.

Transformation(s) SCM improvement projects like reduce lead time, introduction of multiple supplier etc. can be used to transform the process of logistic supply

4. Sustainability

Definition: Sustainability in construction is defined as use of recyclable and renewable materials in construction projects, minimize the energy consumption and production waste.

(Jackson, 2021).

Goals- The primary goal of sustainability is to reduce the negative impact on our environment, and in our project we will ensure to use as much as environment friendly material and

equipment

Realities Project Team will ensure to innovate methods, approaches and even sustainable design which helps in reducing carbon emission and contribute positively to the global

warming

Alignments and Enhancements To construct the Mall building, those vendors will be chosen who are environment cautious and believe and have sustainability audit done

Measurements- Project will ensure that we measure the Carbon footprints, check the percentage of recycle material used in the whole construction project, and number of the

vendors used as measurement of sustainability.

5.Demolition and Reuse

Definition: - This s commercial shopping building is aimed to be used for at least 50 years and after that it can either be demolished or reused for some other purpose which may be

office, school or hospital in future. Deconstruction or demolition is the process of carefully dismantling buildings to salvage components for reuse and recycling. Deconstruction can be

applied on a number of levels to salvage usable materials and significantly cut waste. Deconstruction has many benefits, including the following: Maximizes the recovery of materials

Goals - The main goal of demolition is to prevent any risk of breakdown, it is done to be safe and increase the utility of the building after 50 years with new technology

Alignments and Enhancements- Now days the technology is so advanced that the demolition or reuse process may be much easier than what it used to be earlier to minimize the

loss , there are three methods available for demolition of building currently like

o explosive and implosive

o machine demolition

o Demolition by hand.

Transformation- This building later on can be designed in such a way that it can be later on transformed into multiple uses.

Measurements: To measure the performance of building , Maintenance cost, no of years used , profit or revenue earned from this shopping mall building may be few .of the economic parameters to assess the overall life of the project and demolish it. Cost of demolition, reusable benefits etc. can also be evaluated before choosing the demolition or reuse decision.
