In terms of the social, economic &amp; sustainability impacts of the building, VU City Tower building has been designed and built with long term sustainability in mind. The floor plans for the university levels are designed in a way to encourage students to interact with each other, with the study hubs located from the entrances to almost every level consisting of a variety of different informal learning spaces including individual focused study, small semi-quiet collaboration spaces for groups of 6-8 persons, active collaboration spaces for groups larger than 8 and informal active collaboration spaces furnished with lounge chairs and banquette.

Facilities available in the VU City Tower Student Lounge, which occupy the whole of the 10th floor, are kitchenette (including microwave and hot water), vending machines, lounges, tables and chairs, Wi-Fi access, power outlets, external balcony maximising outdoor space and city views. Potential issues which may arise from this however is privacy, which will only affect students who face social anxiety and social skill issues. Additionally, the noise of babies cooing whilst trying to study may add to the factor of having it a quiet room.

In addition to boosting local economic activity - The construction industry provides jobs, wages, and keeps the income in the community. Furthermore, this in turn, will improve the local economy, as the workers employed in the project will have wages which will flow along to other local businesses.

Despite boosting local economic activity, the construction projects have adverse impacts on the residents who live at a neighbourhood of a construction project. Construction contributes to nuisances, inconveniences, interferences and disruptions to the routine social life patterns of adjacent or neighbouring communities are referred to as social cost to the community which is as detrimental as financial costs.

The economic implications of the construction of the unique 32-level building named the VU City Tower for the neighbouring community are ultimately positive. By constructing the University Building, it brings in both additional stores which are located on level 10, and additional people who live in the area which in turn will contribute to the spending of

money at the local stores. Australias Group of Eight universities contributed $66.4 billion to the national economy in a single year through the flow on effects of their research,graduates, international students, and employment - a new report has found.

A University in the community will be beneficial for all members of the community as it will allow more students to study, achieve degrees which will in turn boost the economy.

A degree will not only give students the opportunity to gain an in-depth knowledge of their chosen subject but also to develop transferable skills such as communication, presentation,and problem-solving skills, while enhancing their ability to work as part of a team.

The construction of the building will bring in more work for builders and workers who may or may not be in the area, and in the long term, will provide jobs in the form of receptionists, teachers, and employees at the shops within the university.

Options to reduce construction costs includes:

Utilising newer technology and programs, which can speed up the building and planning process. Programs like AutoCAD &amp; BIM Management are innovation practices that can reduce mistakes and save time and money in the planning and designing process.

Employing workers that have experience, qualified training and with higher education. There is less time training and more time building. The education also extends to management and site supervisors, the more experienced and educated they are, can lead to a more efficient build.

Environmental delays are the costliest because they are usually unexpected. Therefore, there should always be a plan for change or for unexpected delays. There should always be a substitute solution for any scenario.

Removing and cleaning up waste from construction is time consuming and will cause delays; therefore, a good practice is clean as you go, which ensures you always keep your workstation clean and in turn this will also make the workstation safe.

Regarding environmental impact or concerns which may arise from the construction of a new high- rise apartment building, the only concern that can be said for sure is regarding the emissions which will arise from both building and maintaining the structure. This can be from a variety of things, including the consumption of the occupants, the consumption during the construction phase and the construction of various other necessary items such as maintenance, power consumption and operation in general.

The environmental problems which are correlated to energy production and consumption include air pollution, climate change, water pollution, thermal pollution.

In all stages of any building project, it will have an impact on the environment:

the use of raw materials, transportation of materials from source to the building site, the environmental footprint of the construction site, use of water, as well as waste removal and disposal.

Environmental concern relating to waste management is to minimise the amount of materials going to landfills during construction by diverting the construction waste, demolition and land clearing debris from landfill disposal. The EPA require waste to be placed in a lawful area which is not dumped and potentially harm anyone. The university has all different types of rubbish bins which is allocated for different types of waste. This way the university can control the collection of rubbish and dispose it accordingly.
