Project Scope
Your team in the "Design Construct New Project Division" of your (or the) Company. The Company has an average annual turnover of $300 million.
The firm specialises in Design and Construct Projects.
Your company has been short listed by Ryde Council to Design & Construct (D&C) a new community centre comprising a theatre, administration and Council Chambers.
It is envisaged that you will be entering into an Early Contractor Involvement (ECI) contract.
Your team are seeking a low risk-high value proposition to present to Council to win the contract.
The development will be wholly owned and funded by Council. Council will not entertain any deals for the addition of apartments that may benefit the contractor.
The Project:
The project team will be made up of no-more than 5 persons.
The team is to decide from the list below, which role each member adopts, e.g.:
Community Stakeholder liaison officer _ Establish forums for Stakeholders and be the spokesperson for the group.
The Principal Project Requirements (PPR) are as follows,
Accommodation for administrative staff- 580 staff, 12 councillors.

Parking assume twice plot size area
400-700 seat (TBA) multipurpose theatre
Mayoral suite your proposal
Council chambers for meetings 12 councillors, 6 admin and public gallery.
Requirements:
The building is to be mixed use.
Identify the local LEP.
Investigate the local area and related building regulations.
Identify a site.
Consider any heritage conditions.
Consider the staging of the project.
The Task:
Your team has several options.
Council owns two sites, one in the center of the city, the other within the business precinct of Macquarie Park. However, concentrate on the Top Ryde site.
You will need to consider whether to amalgamate all of Councils requirements on one of either sites or split the usage over the two sites.
If you chose to split, concentrate your detailed proposal on one site (Top Ryde) and provide a brief outline for the second site.
Come up with a schematic design concept that potentially satisfies Councils requirements.
Your design process should include value management to achieve the best outcome.
Your teams role is to provide the following.
Evidence that the project meets local councils planning policies, zoning, and development requirements,
Explanation of how the proposal fits with the companys ethos of: Only being involved in environmentally sustainable building work and practices.
Ultimately your final report should demonstrate that your organisation can not only fill the role of the development process, but that your firm also possesses the skills to ensure that you are able to engage via Early Contractor Involvement (ECI)
you have investigated the demographics to determine the potential market for leasing space, i.e., the theater, government offices,
comply with the regulations so that approvals can be gained,
take into consideration any Land & Environment issues that may be raised,
the procurement process for your consultants and subcontractors
Impact on local infrastructure, eg; traffic, public transport, impact on roads, sewerage, water and other utilities and services.

The Project
Now that you have completed the first and second presentation you are now required to compile the information in a written report covering the criteria from the two presentations with feedback addressed.
Important Criteria
Weighting: 40%
Length: Minimum 10,000 words for 5 member groups (excluding appendixes and any references) Estimate 2000 words per member.
Due Date: Week 13 Sunday 22nd October 2023 11.59pm
Submission: Turnitin as a Word document

The length of the report is 10,000 words, excluding any appendices and referencing in the number of words. Estimate 2000 words per member with a minimum of 10,000 words.
The submission is to be in the format of a report with appropriate headings and sub-headings etc.
Identify sources of all information used in your report with consistent Harvard WSU referencing style.
Use relevant images and acknowledge the source, label with image captions and cross reference the image in text.
Assessment Guideline
Refer to the Learning Guide for assessment criteria and marking criteria.
The assessment will be orientated towards the quality of your report information and the research, though due consideration will also be given to the overall quality of the discussion and writing, report presentation and formatting.
The submission of sub-standard English will either result in less marks or a request for resubmission.
A consistent writing style is required in the report.
Penalties will apply for late work, any evidence of plagiarism and collusion.
