Any further training required may incur additional costs to the participant
Introduction
HIA Construction continues to pick up new work, and the business is going well.
HIA Construction is currently focusing on construction at 70 Affordability Street. Fortunately, again this address is not far from you. Mrs Cook is the client for this project, a lovely elderly lady with high standing in the community
The construction is a 3-bedroom brick veneer house.
HIA Construction have engaged a local concreter for the concreting work, Ben Croft, seems very good from initial conversations
Your supervisor is away for a month, and the HIA Construction manager is handling other sites; due to this, a lot of your time during this project will be taken up reading and providing plan information to trades and clients as required.
Special requirement for this unit assessment
For a number of the scenarios provided you will need to access the plans provided in the supporting documents to complete the relevant questions. As part of this plan reading task you will need to be able to scale some aspects of the plans.
Acknowledging this is not possible by using your typical PDF reader. You have two options in reference to how you will complete this task:
Option 1: save and print these plans to A3 and use a scale rule to measure
Option 2: Access a computer program to assist you in this measuring process. An example program is in the link below, there is also a brief how to use video on this program as well

Scenerio 1: Plan VersionsYou have had a conversation with the bricklayer, Rock Stone, about a specific sectional detail of the brickwork and where the weep holes required in the external walls of the buildings need to be located.
Something is not lining up in the discussion and you have a concern he may be referencing the incorrect version of plans.
There was a second version of plans released to trades due to a number of changes that had been made for a range of reasons
The specific plan you are discussing with Rock is the Detail B in the
Based on this information, you are required to:
Review the supporting documents below to check to see if there were any changes between the two sectional drawings from version 1 to 2. Pay special attention to Detail B in the (ID4f) V1 Lot 70 Affordability st Elevation Sections Details and (ID4p) V2 Lot 70 Affordability Street Elevation Sections Details to see if you can identify the reason for the confusion.
Review the docs (ID2w) V1 Lot 70 Affordability Street specifications and (ID2x) V2 Lot 70 Affordability Street specifications to confirm the variation between versions
Pending the outcomes of this review, write Rock an email clarifying the following aspects of the plan:
The possible reason for how this confusion has occurred
The correct drawing that should be referenced
Note the change that has been made between versions 1 and 2 as per detail B
Note whether the amendment had also been made in the building specifications.

Scenerio 2: Reading a Construction plan
You are having a verbal conversation with the plumber John Hammer about some site works that need to occur, time is crucial because he is onsite with a with his 2.5-meter-wide excavator.
The plumber has several questions relating to the concrete slab pour and the belowground works that need to take place.
You have organised to meet them both onsite to work through their questions.
Based on this information, you are required to:
Respond to the following questions put forward by John Hammer to ensure the successful outcome of the project
The plumber needs to complete a large piece of excavation work at the back of the house. Ideally this will be done after the slab is poured to ensure the project is not delayed. Will the 2.5-meter-wide excavator fit through the gap between the concrete slab and the fence on the South side?
The concreter needs to know how much higher the concrete drive needs to be in relation to the datum noted as 10.00 (the nail in the curb) please provide this information.
The concreter has asked about the distance from the side of the house to the fence on the North side so he can work out a quote for the footpath there, can you please provide this information?
The plumber needs to know the location of the stormwater, water, and sewer connection points. Please provide this information
What wall is the toilet being installed on in the ensuite?
There is a conflict between the plans and specifications concerning which areas should be tiled. Provide a course of action to the two tradesmen and make the decision around whether the location of the tiled areas affects the work that needs to be completed now relating to the sanitary drainage and concreting
The plumber has asked about the space between the trough and the washing machine. Usually, these two fixtures are installed next to each other, and the washing machine waste feeds directly into the trough waste pipe via a trap or via a bypass on the trough. With the current layout, the plumber will need to install another point for a standing waste with PVC trap attached next to the washing machine, which in his opinion, will look unsightly. Changing the layout will not bring any associated expense
Explain steps needed to action to the plumber's recommendation and inform the client.

Scenerio 3: Preparing the concrete slabBen Rock has just arrived at site to start preparation for the house slab and has some questions relating to the construction of the house slab
You organise to meet Ben onsite
You have also received a call from Mrs Cook where she explained she is thinking about moving a wall to make the formal lounge smaller and hence would change this into a study which would then make her master bedroom a lot bigger.
Based on this information, you are required to
Respond to Bens question about the preparation of the concrete "slab on ground."
What size do the concrete edge beams and the intermediate beams need to be running through the slab?
What is the thickness of the slab at the footings, the overall length, and width of the concrete slab at its longest points?
What type of reinforcement bar is required in the concrete edge beam?
What strength does the concrete need to be as per the construction specifications?
List the steps you would need to take to check whether Mrs Cooks request in relation to moving the wall could be implemented, make note of how this could affect the project timeline

Scenerio 4: Preparing the frame
The concrete slab has been poured, and the house framing is being set out by the carpenters, Jack Cross and his apprentice Simon Cartwell.
Jack wanted to double check a few points from the plan so whilst you are all onsite you catch up to discuss.
Based on this information, you are required to:
Review the current version of the construction plans and answer the following queries from Jack
Jack has asked about the type of door used in the ensuite bathroom; what type of door and size is this?
What is the width of the window in the ensuite?
What are the dimensions of Bedroom 2?
Within specifications 5.17, there is a section detailing tie-down requirements. Would you please summarise these requirements for Jack?
Access the NCC Volume Two and summarise the requirements for ensuring wind bracing is in place for the construction
From what you have read and understand, does this project comply, in relation to the NCC and wind bracing requirements

The email is as follows:
Good morning,
I just wanted to check in about the following:
Has the change of roof and facia colours made its way to the newest version of specifications?
What is the pitch of the roof?
What external cladding is being used?
What type of render is being applied to the face of the garage wall?
What is the size of the cavity between the brick and timber framing?
Based on this information, you are required to:
Respond to Mrs Cooks email using the appropriate plans and specifications from the supporting documents and ensuring compliance with the HIA Construction communication policy, ie, respond to Mrs Cook in an email.

Scenerio 6: Provisional and Prime CostsMrs Cook has touched base again asking several questions in relation to some of the costs involved for the plumbing fixtures.
She has sent you the following email:
Good morning,
Can you provide a bit more information on what is meant by a Prime Cost and Provisional Sum in terms of the contract and specifications?
What are the provisional costs that have been allowed for across the project?
What are the prime costs allowed for in the plumbing work?
Many thanks
Based on this information, you are required to:
Provide Mrs Cook with a brief summary definition of Provisional and Prime costs, what provisional costs have been allowed for this project and what prime costs have been allowed for the plumbing work
