1.1 The Problem Scenario

The problem of this task is to workout strategies that will help with the maintenance and monitoring of the completed new Child and Family Care centre in Taree, New South Wales. This will guarantee that decisions made during the design and construction process will be enforced through the life of the project ensuring that the building does truly reduce its environmental footprint. The basis for organising and presenting these strategies will be to adopt either the Greenstar Performance or the general Post-Occupancy Evaluation process. These systems are useful in this situation as they provide a structured approach to determining and monitoring the performance of buildings during their life.

A new single storey development is being proposed for the site shown in Figures 1 and 2 below. Your client, First Steps Count have aquired this site and are in the process of developing strategies in consultation with your company. The site is located at Myall Avenue within Taree town toward the northern end and is bounded by Myall Avenue and Mudford Street it is a very large site with single road frontage. The building entrance is from Myall Street.

First Steps Count have done a feasibility study based on the site area, location and their funding from Government and other sources. There would be the necessary service areas with the requirement for toilets, bathroom and kitchen.

1.2 The Task Learning Outcomes

On completion of this project the student should be able to:

  • Identify the relationship between a global framework for sustainable development and improving the built environment in Australia
  • Apply actions required for maintaining and monitoring building performance and sustainability

1.3 The Task

Your task as an employee of Econsult is to prepare a professional report outlining strategies for maintaining and monitoring building performance to reduce its environmental footprint to complete the following tasks:

1. Choose and justify a particular method for undertaking a POE your choice is either:

  • Greenstar performance
  • Living Building Challenge

2. Using your chosen tool:

  • advise and justify to the building owners the extent of the POE you recommend (full blown or small and targeted)
  • following your advice discuss the process required giving some examples of why and how some specific tools (interviews, measurements, observations, etc..) might be used.

3. Suggest how the building could be designed and constructed to be resilient!

You are NOT to further design or detail the building but simply using the information supplied to discuss strategies and provide advice that could be adopted to achieve a successful POE. These strategies would then become the basis for finally implementing a POE that is outside the scope of your task.
